Since the 1st of January 2017, Brussels offers a tax abatement instead of the housing bonus. In other words, the tax abatement consists of a reduction of the registration fees.

Since the 1st of January 2017, Brussels offers a tax abatement instead of the housing bonus. In other words, the tax abatement consists of a reduction of the registration fees.
The amount of the tax abatement reaches €175,000 in the Brussels-Capital region.
What does it mean for you?
The first €175,000 are exempt from registration fees (12,5% of the sale price).
By applying this rule, you can save up to €175,000 X 12,5%, totaling €21,875.
However, bear in mind that certain conditions must be fulfilled to benefit from this advantage:
- The property must be situated in the Brussels-Capital region.
- The buyer is a natural person
- The property is used for housing purpose
- Acquisition must be in full ownership
- The buyer must not own any other property in full ownership
- The property has to be assigned as principal residence within two years after the acquisition (three years if new construction)
- The property has to remain the buyer’s principal residence for five years from registration date
Moreover, the price (including the charges) or the value of the property shouldn't exceed €500,000.
