Paddington Gardens, London W2

Offering a beautiful selection of 1, 2, 3 and 4 bedroom apartments and penthouses, estimated to start completion at the end of 2018, Paddington Gardens  is the newest destination for the W2 area and this vibrant part of London.

Paddington Gardens

Paddington Gardens, developed by Meritas Real Estate, is a contemporary development offering a selection of spacious apartments and penthouses set in over an acre of tranquil private gardens, with 220 birch trees, wild flowers and grasses.

Paddington Gardens will also deliver new retail and commercial space that will sit comfortably alongside the established offering in Paddington Basin, which already has a thriving mix of independent shops and amenities, complemented by an acclaimed selection of restaurants and gastro-pubs along with cafes, coffee shops, and a real community feel.

With a taste of village life in the city, these beautiful homes have the best of both worlds given their proximity to London’s leading commercial districts and the shopping and residential districts of Bond Street and Notting Hill.

Designed by award-winning Assael Architecture and Powell Dobson Architects, Paddington Gardens will be London’s most exciting new residential quarter.

It will also be an oasis just minutes from one of London’s key transport hubs. Paddington Station is a six-minute walk away. Equally, Edgware Road, Hyde Park and the West End are all within an easy reach.

Paddington Gardens

Paddington Gardens lies in the heart of the Paddington Basin in W2, offering a variety of restaurants, cafés, retail shops and social activities just minutes from the doorstep, with Regents Park and Little Venice a short walk away. The development is situated between Marylebone, Notting Hill and Hyde Park.

Located within Zone 1, Paddington benefits from excellent pedestrian, cycle, rail and road access. Paddington Gardens has easy access to both Paddington overland and underground stations making it one of the best-located developments for transport within west London. Nearby Kings Cross and Paddington stations offer direct access to west of England, the Eurostar for fast access to Europe and the Heathrow Express with journey times to Heathrow Airport of just 15 minutes.

In 2018, the new Cross Rail Elizabeth Line opens to further this already extension offering.  The Elizabeth Line will allow for even faster journey times including Bond Street - 2 minutes, Liverpool Street - 9 minutes and Canary Wharf - 16 minutes.

A selection of the UK’s best universities and colleges are within close proximity of Paddington Gardens, as well as a number of Ofsted ‘Outstanding’ rated secondary schools including Westminster Academy, Paddington Academy and the St Marylebone Church of England School.

There are a number of blue chip companies located in Paddington Basin and nearby Sheldon Square. These include Microsoft, NCR, Prudential, Marks and Spencer, Vodafone, EE, Nokia, Visa, Kaspersky, Splunk, Statoil, GSMA and Kingfisher plc to name a few.

Significant investment in Paddington over the past 10 years has resulted in more than 2 million sq ft of commercial space being developed and another 1.3 million sq ft in the pipeline. New developments are expected to bring 4,000 new jobs to the area. Notable development activity for 2017 includes:

British Land’s investment of £100 million in the construction of 4 Kingdom Street due to complete early 2017. British Land is one of the area’s most active landlords with land holdings of more than 800,000 sq ft.
Planning permission has been granted for a £775 million regeneration of the former Royal Mail depot next to Paddington Station. The striking Renzo Piano design ‘Paddington Cube’ will provide 360,000 sq ft of new offices, a new retail and restaurant precinct and 1.35 acres of newly created public realm.
The Brunel Building by Derwent London on North Wharf Road is under construction to provide 240,000 sq ft of new offices completing Q1 2019.
CC Land Holdings, a Hong Kong investment vehicle, has agreed (January 2017) to buy One Kingdom Street office block for £292 million which is leased to Vodafone, Shire, Mysis and Statoil.

The combination of open spaces and canal waterways history has made Paddington Basin a destination in its own right.
