We are very pleased to see people returning to London and life returning back to normal, slowly but surely. Since the restrictions are lifting, we wanted to remind you about some of the changes and updates that are currently happening in the housing market.

EICR deadline approaching

 

As many of you will already be aware, electrical installation inspections and testing will become mandatory for all Landlords from 1 April 2021. Your property manager should have been in touch with you to see if you already hold the appropriate certification. If not, we will ensure that an inspection is completed before the deadline. If you have any questions or concerns surrounding this, please contact with your property manager.

 

Evictions Ban extented until 31 May 2021 at the earliest

 

The government announced an extension to the evictions ban on 10 March, meaning that evictions will not be enforced by bailiffs until 31 May at the earliest, aside from in the most “egregious cases”. The “court rules and procedures introduced in September to support both tenants and landlords will remain in place and regularly reviewed”

This is a continuation of the government’s measures to protect tenants during lockdown, alongside the previously announced six-month notice periods, which has also been extended until at least 31 May 2021.

 

Eviction Exemptions

 

Exemptions remain in place for the most serious circumstances that cause the greatest strain on landlords as well as other residents and neighbours, these include:

• Illegal occupation
• False statement
• Anti-social behaviour
• Where a property is unoccupied following the death of a tenant
• Extreme rent arrears

Referrals Scheme

 

We are pleased to offer existing Landlords a referral fee for the introduction of a new Landlord once we have successful rented their property.
