CBRE Residential 2023 in Review

CBRE’s New Homes team was involved in several sold-out developments and was able to achieve market-leading results in 2023.

Introduction

The residential market in 2023 faced several challenges, underpinned by interest rate hikes and a compounding inflationary environment. Despite these conditions, and while demand in the new homes market was subdued by comparison to 2022, London’s premier new homes schemes continued to sell out. CBRE’s New Homes team was involved in several sold-out developments and was able to achieve market-leading results.

Southmere by Peabody

Southmere is Phase 1 of Peabody’s 30-year Masterplan at Thamesmead Estate – a large regeneration project and an area famous for its Brutalist Architecture. It comprises 242 private units in total across three buildings, Crane Court, Swift Court, and Starling Court.

With the opening of Crossrail, Abbey Wood and the Thamesmead area was put on the map. With access to Canary Wharf in 11 minutes and London’s West End in 24 minutes it transformed the buyer demographic. At an affordable price point, it proved popular with first-time buyers and growing families looking to upsize. The lakeside setting and surrounding greenspace create the perfect setting to escape the hustle of the City. Residents’ amenities include concierge services, a residents’ co-working space, screening room and private meeting room.

The final units of the scheme sold out in 2023, but Southmere was notably CBRE’s fastest-selling scheme of 2021 and 2022, with 93 sales and 139 sales respectively.

127 West Ealing

Southmere is the first of a seven phase masterplan in South Thamesmead and is part of Peabody’s long-term plan to improve, grow and look after the town. The scheme, which completed in 2022, has created 534 new homes (including 242 private homes), a new public square, a public library with community facilities, an art gallery, commercial space for shops, services and cafes, and outstanding shared spaces.

The homes are a short walk from the Elizabeth Line at Abbey Wood Station. Opened in 2021, the rail service offers great connections across the capital. Canary Wharf can be reached in 11 minutes and London’s West End in 24 minutes.

Sky Lofts at One Park Drive

One of the highlights from 2023 included the three Sky Loft apartments at Canary Wharf Group’s iconic One Park Drive residential development selling out at a combined GDV of £9.5 million.

The speed at which the Sky Lofts sold out underpin the success of Canary Wharf Group’s One Park Drive and Ten Park Drive developments. In September 2023, the two schemes collectively recorded £25m GSV agreed, across 14 sales.

The buyers of the Sky Lofts, all of whom are owner-occupiers, will enjoy wraparound terraces, which provide breathtaking views of the Canary Wharf’s other iconic buildings and many of London’s landmarks. Each apartment has been designed to maximise the unique shape of the building.

101 on Cleveland

101 on Cleveland is a design-led, residential development in the historic quarter of Fitzrovia in London, neighbouring Fitzroy Square. Comprising 88 residences, the interiors evoke New York, industrial influences.

The success of the scheme is underpinned by its best-in-class amenities. The residents of the scheme enjoy access to a 24-hour concierge, landscaped gardens, a residents' business lounge, a private dining room, a spa, and a gymnasium. Understandably, the development proved to be incredibly popular with domestic and international purchasers.

The scheme sold out in Q1 2023, with CBRE achieving £3,500 per sq ft for its penthouse.

The Arbour, Walthamstow Village

CBRE sold the final unit at The Arbour in Walthamstow Village. The Arbour is a unique development, in that it offers homes fit for the future. During the construction of these buildings, the developer gs8 committed to ensuring zero waste was made by reducing, reusing, and recycling all materials. The development is carbon-negative and net energy-positive through innovative construction decisions.

Designed by London Glades, award-winning ecological landscape designers, the garden and communal spaces create a safe, engaging, and nature-centred way of life. Residents will have access to a range of quality amenities for everyday life such as an electric car club, high-security, and bicycles.

Its stripped-back, Scandinavian industrial interiors, all supported by a carbon-negative building approach, drove interest in the scheme.
