What are the most popular amenities in new developments?

When it comes to new property development in London, it’s not surprising that top of a buyers wish list is close proximity to transport links, local attractions and amenities, city views and a desirable location. However, guesswork doesn’t always meet the genuine requirements of potential buyers, which is why the CBRE Residential team has undertaken a survey looking at the most popular amenities in new developments, to help understand exactly what prospective buyers are looking for from their new build property.

We asked potential buyers what facilities they currently have and use in their existing property, as well as those they have but don't use. We also asked what facilities they would like but don't currently have in either their current home or in a new development.

Top of the “have and use regularly list” was a concierge, to help with every aspect of living in the development, from booking taxis to taking in parcels. 89% of people who took part in our study said that they have a concierge at their current property and are thankful for it.

In comparison, 58% of those whose current residence does not have a concierge would like one. Other popular ‘have and use’ amenities were on-site retail such as supermarkets (65%), car parking (51%) and a gym (46%).

In an era when more and more of us are health-conscious it was actually a gym that came out at the top of the list of desirable amenities with 76% of our survey respondents who don’t currently have a gym where they live, saying they would like one.

A swimming pool was second on the list with 69% saying they’d love to have one on-site and would use it regularly, the same percentage as those who would like to have their own private gardens.

In perhaps one of the more surprising results, given that so many people cycle to work or enjoy cycling as a hobby, 37% of respondents said they would like a squash court on-site over those wanting a bike rack (32%).
